Sign Surveys, Design & Permitting in San Antonio

We begin by discussing your facility, audience and project objectives. Our signage team, project managers and graphic designers then collaborate on signs that communicate the required information and fit the broader environment.

Site conditions, permit requirements and approvals vary by project and the applicable authorities. Our coordinated process accounts for those details from the outset.

Our signage project process can include:

Facility Consultation: We discuss the signs, communication goals and locations involved.
Sign Survey: Our team performs an accurate survey for the planned signage project.
Visual Development: We provide graphic design and content development based on the project objectives.
Project Coordination: We manage project details and procure appropriate permits when required.

Our survey and permitting services help property owners and facility managers coordinate site assessment, local signage requirements and project management through one team.

Plan Clearer Facility Communication

ADA Sign Requirements for Permanent Spaces & Routes

ADA signage refers to signs governed by applicable Americans with Disabilities Act accessibility requirements. Under the 2010 ADA Standards, signs identifying permanent rooms and spaces must meet specific tactile and visual character requirements.

Common federal requirements include:

Permanent Rooms: Signs identifying permanent rooms and spaces must meet the applicable tactile and visual character provisions. Restrooms and other permanent room identification signs commonly fall within this category.
Exit Routes: Exit doors at passageways, discharge locations and stairways require tactile signs that meet the applicable tactile and visual character requirements.
Accessible Parking: Each accessible space requires a sign with the International Symbol of Accessibility. Van spaces also require a van-accessible designation.
Parking Sign Height: The bottom of an accessible parking sign must be at least 60 inches above the ground.
Tactile Signs: The baseline of the lowest tactile character must be at least 48 inches above the finished floor. The baseline of the highest character can’t exceed 60 inches, and raised characters are duplicated in braille.
Symbols & Contrast: Accessibility symbols and their backgrounds require non-glare finishes with light-on-dark or dark-on-light contrast.

The applicable requirements depend on the sign’s purpose and location. Our surveys, design services and project coordination support informed planning, but they don’t replace a project-specific legal or regulatory determination.

Federal ADA Sign Scoping & Exempt Categories

Not every sign category is covered by federal ADA sign scoping. The 2010 ADA Standards list several exemptions, but an exemption doesn’t remove the need to consider other requirements that may apply to a property or project.

Exempt categories generally include:

Building directories
Menus and seat or row designations in assembly areas
Occupant names, building addresses, company names and logos
Most parking-facility signs other than required accessible parking signs
Temporary signs posted for seven days or less

These are category-level federal exemptions rather than a determination about a particular sign. Property conditions, sign functions and other applicable regulations should be considered during project planning.

Coordinated Signage Planning for San Antonio Properties

A facility signage plan considers each sign’s purpose, location, readability, visual contrast and relationship to its surroundings. We take time to learn how a business operates and tailor our signage services to its specific objectives.

Sign systems can combine accessibility information, safety communication, wayfinding and branded elements across a property. Related signs and graphics can also be coordinated as part of a broader project:

Indoor and outdoor signs
Banners
Vehicle graphics
Digital displays
Architectural graphics

Local signage laws and regulations may affect many San Antonio properties, including:

Hotels
Apartment complexes
Hospitals
Shopping centers
Restaurants

The absence of appropriate signage can create liability concerns if an accident occurs on the premises. A site survey and early permitting discussion can help define the practical requirements for the planned signs.
